What Is the Thailand LTR Visa?

The Thailand Long-Term Resident Visa, commonly called the LTR Visa, is a long-term residence program designed for qualified investors, retirees, remote professionals and highly skilled specialists.

The program offers an initial permission to stay for up to five years, which may be extended for another five years if the visa holder continues to satisfy the applicable requirements. It is therefore commonly described as a renewable ten-year visa.

Although some international investors refer to it as the “Thailand Golden Visa,” the official program name is the Long-Term Resident Visa.

Who Can Apply?

The Thailand Board of Investment provides four principal LTR Visa categories:

  • Wealthy Global Citizens

  • Wealthy Pensioners

  • Work-from-Thailand Professionals

  • Highly Skilled Professionals

Eligible family members may also apply as dependents under the LTR framework. Each category has separate income, investment, employment or professional qualification requirements.

General Insurance Requirement

Applicants generally need to demonstrate one of the following:

  • Health insurance covering at least USD 50,000 for treatment in Thailand

  • Thai social security providing the required medical coverage

  • A maintained bank balance of at least USD 100,000 in the applicant’s name for at least 12 months

Different financial requirements apply to dependents. The insurance policy must also satisfy the BOI’s applicable coverage-period requirements.

Application Process

The process generally includes:

  1. Creating an account through the official LTR application system

  2. Selecting the appropriate LTR category

  3. Uploading the required personal, financial and professional documents

  4. Receiving qualification endorsement from the relevant authorities

  5. Completing the immigration pre-approval stage

  6. Obtaining the visa in Thailand or through an eligible Thai embassy or consulate

  7. Applying for a digital work permit where required

Once a complete application has been accepted, the official qualification endorsement stage is normally targeted for completion within 20 working days. Additional document requests may extend this period.

Thailand LTR Visa Fees

The current visa issuance fee in Thailand is THB 50,000 per person. Fees charged by Thai embassies, consulates or the e-visa system overseas may vary.

Once the endorsement letter has been issued, the applicant must generally complete the visa issuance process within 60 days.

Maintaining Eligibility

LTR Visa holders must continue to satisfy the conditions connected to their approved category. This may include maintaining investments, employment, insurance, income status or the required bank balance.

The first five-year period is not an unconditional guarantee of a second five-year extension. Eligibility may be reassessed before the extension is granted.
