General Thailand LTR Visa Requirements
Thailand LTR Visa eligibility depends primarily on the category under which the applicant applies.
The four main categories are:
Wealthy Global Citizen
Wealthy Pensioner
Work-from-Thailand Professional
Highly Skilled Professional
Applicants must satisfy both the category-specific conditions and the general identification, insurance, immigration and background requirements.
Wealthy Global Citizen Requirements
A Wealthy Global Citizen must generally demonstrate:
Personal assets worth at least USD 1 million
At least USD 500,000 invested in Thailand
Qualifying investments held in the applicant’s own name
Appropriate insurance, Thai social security or the required bank balance
Qualifying Thai investments may include government bonds, direct investment in Thai companies and Thai property. The 2025 criteria removed the previous personal income requirement for this category.
Wealthy Pensioner Requirements
Applicants must generally:
Be at least 50 years old
Receive at least USD 80,000 per year in pension or qualifying passive income
An applicant receiving between USD 40,000 and USD 80,000 may potentially qualify by making an additional investment of at least USD 250,000 in Thai government bonds, qualifying Thai companies or Thai property. Employment salary is not treated as qualifying passive income for this category.
Work-from-Thailand Professional Requirements
Remote professionals generally need:
Average annual personal income of at least USD 80,000 during the previous two years
An employment contract with an eligible overseas company
Applicants earning between USD 40,000 and USD 80,000 may need an additional qualifying credential, such as a master’s degree, intellectual property ownership or involvement in a qualifying Series A-funded business.
The overseas employer must generally be a listed public company or a qualifying established private company satisfying the BOI’s operating history and revenue criteria.
Highly Skilled Professional Requirements
Highly Skilled Professionals generally need:
Average annual income of at least USD 80,000 during the previous two years
Employment in an eligible targeted industry or qualifying expertise area
Applicants earning between USD 40,000 and USD 80,000 may need at least a relevant master’s degree in science or technology. Certain applicants working for Thai government agencies are exempt from the minimum income requirement.

Application Fee and Processing Period
The BOI does not charge a fee for the qualification endorsement assessment.
Once approved, the visa issuance fee in Thailand is THB 50,000 per person. The qualification review is normally targeted for 20 working days after the complete set of valid documents has been received.
